I went on a 24km Pokehunt on my bike today, came across this spot, farming heaven. Ofc there were like 15 other nerds (like me) chilling there, some even drove their cars up there.

3 footprints = more then 90 meters away from you.
2 footprints = 60-90 meters away from you.
1 footprint = 40-60 meters away from you.
Pokemon spawn less then 40 meters away.

Btw, this guy has an awesome channel. Plenty of no nonsense vids with tips and tricks.
